What to Expect
The renovation process starts with your FREE in home "Design Consultation." At this meeting we will discuss what you are looking for in your remodel. We will also discuss options you may have not considered. Measurements photos, and information will be gathered to prepare your personalized proposal.
At our second meeting you will be presented with the "Proposal." In addition to the proposal, we will go over layouts and proposed product selections. Your feedback at this point is extremely helpful to make sure we are capturing your vision and the direction that the project should go. Our proposal will include all disciplines required to perform the project. The “Discipline” if noted, will be the bases for the “Scope of Work” and part of the “Contract Documents."
After you have had the opportunity to review the proposal and you decide to continue to the design phase a “Design Retainer” will be collected.
During the “Design Phase” is where the fun begins. You will be taken to various suppliers in order to make you product selections. The “Contract Documents” are prepared which, include the legal and binding contract, warranties, disclosures, the Scope of Work, detailed drawings as needed, i.e., floor plan and elevations, including electrical and lighting location.
The “Scope of Work” will list in detail the all disciplines required to perform the remodeling project with product specification and material selections. It will also include the payment schedule, which is based upon the job progress.
Lump sum pricing is the term we use to describe the industry standard of submitting a price for a specified work order and selection allowances. The budget in the proposal has allowances for each phase of the remodel and may change from two to ten percent during the design phase. As materials selections are made price adjustments will be made to the proposal in preparation for the "Contract."
Plans and permit fees: We provide the plans and documentation to submit to the building department to pull the appropriate building permit. If structural or engineered drawings are required, Norcal Renovations has professionals, which we can refer. However, the homeowner will have to pay for these professional services and the actual cost of the building permit.
Should you decide to have Norcal Renovations perform your remodel project the “Contract Documents” are signed, a deposit is taken, a start date is scheduled, and the project begins.
During the “Construction Phase” you’ll be interacting regularly with the general contractor. Bob Gibson, General Contractor is on site every day of construction.
"Change Orders" if needed, will be presented for approval prior to commencement of additional work. Payments are due prior to the start of work. Please be advised that change orders may interrupt the rhythm of the project.
It is our intention to take photos of the project before, during, and at completion of the project. With your permission, we may use the photos of your project for marketing purposes.
The “Final Phase” of the process is a walk-through. Once your project is complete we schedule a walk-through. This is the opportunity for you to review the work and for us to make note of any last minute items that may need to be addressed.
